Fixed-Rate Lending Seen as Key to Scaling Real-World Assets Onchain

Tokenized real-world assets (RWAs) require fixed-rate, fixed-term lending infrastructure to scale effectively within decentralized finance, according to an analysis by Peter Gaffney of O2O Capital Partners.
Gaffney argues that while the largest stablecoins are already backed by real-world assets like U.S. Treasuries, borrowing against these assets onchain is predominantly funneled through variable-rate liquidity pools. This structure creates interest rate risk and mismatched durations that hinder institutional adoption and limit the potential for RWAs to become a foundational DeFi primitive.
The analysis suggests that introducing proper fixed-rate lending markets could unlock significant demand. A hypothetical 5% allocation shift from the reserves of major yield-bearing protocols like Sky and Ethena into RWAs could generate approximately $1.8 billion in new demand for tokenized assets, demonstrating the latent capital waiting for more mature financial infrastructure.
The piece positions fixed-rate loans as the critical missing piece for the next phase of RWA growth, moving beyond simple collateralization for stablecoins toward more complex and capital-efficient financial applications native to blockchain networks.
